Maldonado's real estate development cycle remains exceptional in scale. In 2025, 748,373 m² of construction were approved: almost 45% above the 2015-2024 annual average. This is not simply a matter of “more construction”; it also means that every property competes with newer products, better amenities and buyers who compare common expenses, build quality and rental potential.

- One- and two-bedroom units with efficient amenities: account for much of the US$200,000-400,000 price range and balance personal use with rental income.
- Brava, Mansa and Roosevelt: continue to lead thanks to connectivity, services and depth of demand.
- Aparicio Saravia corridor and emerging areas: offer newer properties and appreciation potential, with a greater need to assess timelines and the future surroundings.
- Homes and land east of the Maldonado stream: retain a premium dynamic that is highly sensitive to distance from the ocean, quality and privacy.
